Application file
Usually expected: application form, copy of your ID, proof of income (e.g. work contract or payslips), a current debt enforcement extract (Betreibungsauszug), references and a short cover letter. Sending a complete file quickly improves your chances. You order the extract from the debt enforcement office where you live. If you are not registered in Switzerland yet, there is none to get, so explain that briefly and add other proof.

Rental deposit
For flats the deposit may be at most three months of rent (Art. 257e of the Code of Obligations). The landlord must pay it into a blocked bank account in your name. Ask whether a rental deposit insurance is possible instead of cash.

Beware of scams
Typical warning signs of fake listings: you are asked to pay money before seeing the flat, the owner is supposedly abroad and will send the key by post, or the rent is suspiciously low. Do not transfer anything without a viewing and a contract.
